Panel Discussion: South Florida’s latest trends on international investment
Want to hear the latest on international investor trends in South Florida and the USA? Join me and a group of experts in a panel discussion of the assets presently capturing the attention of foreign investors. The Realtors Commercial Alliance, or RCA Miami, a division of the Miami Realtors Association, will host the event at the Coral Gables Country Club, 997 N Greenway Drive, from 9 a.m. to 11 a.m. on Tuesday, Sept. 19.
A world-class panel of experts will share tips for increasing international business transactions in South Florida. Panelists will discuss trends affecting international investment in the commercial and residential markets, provide insight into the economic/political challenges of potential clients in foreign countries, and highlight the unique opportunities we see unfolding in the next few years.
I will focus on the CRE market by discussing the growing role of foreign investors in the velocity of commercial real estate deals. Unlike past real estate cycles, cross-border transactions in Miami-Dade County’s commercial real estate sector have skyrocketed. Data compiled from Real Capital Analytics shows Miami-Dade executed at least $984.7 million worth of cross-border commercial real estate deals in the first six months of 2017. In 2016, RCA estimated at least $1.88 billion worth of cross-border CRE transactions. The biggest jump in cross-border CRE deals occurred in 2015, when at least $2.32 billion worth of transactions occurred, up from $468.1 million in 2014.
Foreign investors, who gained familiarity with the Miami real estate market thanks to residential condo developers, are increasingly seeking US-based income-producing assets to protect, preserve, and grow their capital.
Other experts on the panel will be Veronica Cervera Goeseke, CEO and Principal of Cervera Real Estate; Lynda Fernandez, SVP of Public Relations & International with MIAMI Realtors; and Robert Hesler, Planning Research & Economic Analyst with Miami-Dade County. George Ratiu, a leading national expert on commercial real estate and global investment for the National Association of Realtors, will share strategic insights and research outlined in his recent Commercial Real Estate International Business Trends 2017 report.
